This project includes the replacement and upgrade of one existing boiler plant. The existing modular oil-fired hot water boilers will be removed and replaced with new oil-fired hot water boilers installed on the existing concrete housekeeping pads. Equipment pads will be extended as required.

Associated boiler plant work includes the replacement and upgrade of boiler controls, oil pump, exposed oil piping, and portions of the boiler flue and breeching located within the boiler room. Existing hot water circulator pumps will be removed and replaced with new units, and new housekeeping pads will be provided where required for the new equipment.
Hot water piping will be replaced and reconfigured as necessary to accommodate the new equipment installation. Existing isolation valves on the hot water supply and return piping will be removed and replaced, and additional isolation valves will be provided at branch takeoffs within the boiler room where currently absent. Hot water piping insulation will be replaced or repaired as required.

A new air separator will be installed in the hot water system. The existing hot water thermal expansion tank will be retained, reconnected, and returned to service. A new closed-loop water treatment system will be provided, including a filtered chemical pot feeder.

Electrical work includes disconnecting and removing power to equipment being replaced and providing new power connections for replacement equipment. Emergency shut offs at boiler room exit doors will be replaced with new break-glass type. New code compliant lockable disconnect switches will be provided at each replacement boiler. CO sensors will be evaluated and new provided if and as required. Lighting within the boiler room will be replaced with new LED fixtures.
